Will Smith and Jada Pinkett-Smith are on the cusp of breaking up for good – but it’s going to be a lot harder to split their huge property empire.
For we can reveal that the couple have shared their homes around with the children, but THREE of them are saddled with staggering mortgages.

Willow and Jaden both own homes, but fortunately for the children, the multi-million-pound mortgages are in their parents’ names.
It’s unclear if 52-year-old Jada and 55-year-old Will are even together at the moment, as she said this week during the promotion of her autobiography Worthy that they haven’t been together since 2016.
They might reside in different homes because they own a sizable portfolio of properties in Los Angeles.
The Kardashian and Jenner families’ private community, Hidden Hills, was the site of their most recent acquisition, which took place in March 2021.
At $11.3 million, they purchased the six-bedroom, seven-bathroom house with a games area, gym, and pool. However, they refinanced and obtained a $7,345,000 house loan with City National Bank, often known as “Bank to the Stars,” 10 months after buying the luxurious pad, in January 2022. This is because the bank provides large loans to wealthy customers at reduced interest rates.
For ten years, Will and Jada received an excellent rate of 2.39 percent.
Like most stars, the property is held in trust rather than under their name. Adrienna Banfield Norris, Jada’s mother, and Michelle Morton, a leading finance specialist in Hollywood who handles real estate transactions for celebrities like Adele, are the trustees.
They previously had a $3.4 million home with five bedrooms and six baths in Hidden Hills that they purchased in April 2003.
When it was revealed in 2017 that Jaden, who was only 18 at the time, had moved into the property, he struck gold. However, the locals were not happy about it, claiming he and his group had “free reign” over the region and treated it like their “own personal kingdom.”
Given that the house’s TWO mortgages are in trusts connected to his parents, it would seem that 25-year-old Jaden is even more fortunate to not be paying them.
One is for $955,000 and was issued in June 2011. In October of last year, it was further burdened with a $1,350,000 home loan. That equates to two loans totaling $2,305,000 from City National Bank.
Three years later, in August 2020, the couple paid $3.1 million for a four-bedroom hillside property in Malibu, which their 22-year-old daughter Willow moved into. If one child gets a home, the others are sure to ask.
There’s a catch, though: two months after the purchase, a $2,170,000 loan is required. But, it appears that Mom and Dad’s bank account has been repaid.
Will’s business manager Morton facilitated the deal.
The couple has borrowed $11,820,000 for four mortgages in all.
Trey, 30, Will’s first child from his 1995 breakup with Sheree Zampino, will be the one missing out.
Based on his social media accounts, Trey appears to be content with his current residence at his father’s enormous house in Calabasas.
Being the one that Will and Jada constructed themselves, it is mortgage-free.
The Smiths bought several neighboring properties in the exclusive LA suburb and began turning them into one huge compound in 2003.
It took seven years to complete the project, which spans across 25,000 square feet of living space.
The estate boasts nine bedrooms, a home theater, a pool, an eight-car garage, basketball, tennis and volleyball courts and a sunken trampoline.
They listed the home in 2013 for $42M, before eventually deciding to keep it.
They also own a five-bed, six-bath place in Woodlands Hills, bought for $910k in 2010, which has no mortgage.
They have at least two places in Pennsylvania, bought for under $1M each in the nineties, and are rumored to own a luxury cabin in The Colony, an exclusive enclave of the ski resort Park City, Utah.
